What is being proposed for 942 Main Street?

    A mixed-use development has been proposed to redevelop 942/1050 Main Street, which includes residential units, ground-floor retail and dining space, public gathering areas, and parking.

    Who is the developer?

    The Town has selected GRAVA Properties as the preferred development partner following a competitive RFP process.

    Why is the Town redeveloping this site?

    The project advances Town goals including those identified in Manchester NEXT, including increasing housing options, supporting downtown businesses, improving walkability, and enhancing the overall character of Main Street.

    What type of housing is proposed?

    The current concept includes approximately 116 units, with a mix of studios, one-bedroom, two-bedroom, and artist loft-style apartments. A portion of those units is anticipated to be workforce housing.

    Will this include affordable or workforce housing?

    Yes, the proposal includes approximately 20% of units designated as workforce housing. Workforce housing is defined as housing that is affordable to middle income households earning 60 - 120% of the area median income. In Manchester, adding workforce housing diversifies the availability of housing types for all income ranges, allowing families of all income types to find appropriate housing.

    What types of businesses are planned?

    The ground floor is expected to include a mix of dining, retail, and service-oriented businesses, as well as space for arts-related uses.

    How will this benefit downtown businesses?

    The project will benefit Downtown by increasing foot traffic, adding new residents, and creating new destinations, the project is intended to support existing businesses and attract new ones.

    How will parking be addressed?

    The proposal includes on-site parking for residents and the public, as well as bike parking. It also leverages existing nearby public parking resources, as Downtown currently offers +/- 1000 public parking spaces.

    Will this impact traffic?

    The site design presented by GRAVA Properties has been developed with consideration of the Town’s current safety and design goals. Traffic and circulation will also be evaluated as part of the formal review process to ensure safe and efficient access.

    Will there be opportunities for public input?

    Yes. The Town will continue to offer opportunities for community feedback as the project progresses. Any proposed sale of Town property requires a public hearing. Updates will be posted on this page and shared through the Town’s communication channels.

    What are the next steps?

    Once a development agreement is signed, GRAVA Properties will move into the design, permitting, and approvals processes. If approved, construction could begin, with completion anticipated around 2029.
